The Home Office has become our new normal. Whether we like it or not, many of us have had to make the shift to working from home.  For those who haven’t had to make the switch yet it may be a good idea to have some sort of workspace in your home just in case you suddenly need it. 

According to a new Gallup research study, 64% of US employees are now working from home and many corporations are planning a new flex schedule after the COVID pandemic passes. This may have employees coming into the office two days per week and working from home the other three days. With this new “working-from-home economy” comes a new trend for real estate…the home office!

The home office has become the most requested desire in the home search.  A space that can be designated as an office with a door for privacy and a window is ideal. 

If you’re listing your home for sale it is a great idea to stage one room as an office…even if you need to convert a bedroom into one – just make sure to take the bed out!.  No one needs to see a bed in the background of a corporate Zoom call!  Buyers need to see that they will have a private office space in the home and staging one will help give them that visual.

Sellers also may want to consult with a builder and have plans drawn to create a home office space in the home (possibly an extra-large closet or a space under a stairway). 

If you are working with a builder to buy a new construction home, make sure there is a flex-room in your plans.  Even if you are not one of the millions of people working from home right now, you may be in the future. Another possibility is that when you go to sell, you will want to have a home office option to add value to your home.

This is our new normal and it looks like working from home, at least part of the time, is here to stay! From a Realtor’s perspective, that means encouraging my clients who are selling to ramp up their home office spaces. Designating a specific spot in the house for working from home will surely help us sell your home fast now more than ever!
