I’ve called Middle Tennessee home for 34 years, and Franklin for a good chunk of that. In my 20 years as a Realtor here, I’ve walked more neighborhoods, toured more homes, and had more porch conversations than I can count, and I still get excited every time I turn onto a new street in this town.
The Franklin, TN neighborhoods I show buyers most often are Westhaven, Berry Farms, McKay’s Mill, Fieldstone Farms and The Grove. Each one suits a different way of living, and the right one depends entirely on what you’re looking for.
If you’re relocating to Franklin, or just trying to figure out which part of town fits your life best, here’s my honest, boots-on-the-ground breakdown. New to the area? My Moving to Nashville guide covers the bigger picture of life in Middle Tennessee.

Westhaven
Westhaven is the neighborhood people picture when they imagine Franklin. It’s a New Urbanist community, which means it was designed from the ground up for walkability: front porches, alley-loaded garages, sidewalks on every street, and a town center with shops and restaurants you can walk to.
- Amenities: Multiple pools, a fitness center, tennis and pickleball courts, miles of walking trails, and a lively events calendar (farmers markets, outdoor movies, seasonal festivals)
- Homes: A wide range, from townhomes to large estate lots
- School zone: Williamson County Schools (check current zoning and ratings at GreatSchools.org, since boundaries and ratings can shift)
- Best for: Buyers who want a true walkable, community-centered lifestyle
Berry Farms
Berry Farms is one of the newer mixed-use developments in Franklin, and it’s grown into a genuine live-work-play community. It sits close to I-65, which makes commuting to Nashville or Cool Springs simple.
- Amenities: Town center with grocery, dining, and retail all within walking distance; an on-site hotel; parks and greenway connections; a growing calendar of community events
- Homes: New construction with a range of price points, from townhomes to single-family

- Best for: Buyers who want new construction and don’t want to get in the car for every errand
McKay’s Mill
This is one of Franklin’s more established, tree-lined neighborhoods, and it has a settled, mature feel that some newer developments haven’t grown into yet.
- Amenities: Pool, clubhouse, sidewalks throughout, and an active neighborhood association
- Homes: Larger lots than you’ll find in the newer communities, mostly built in the late ’90s through 2000s
- School zone: Williamson County Schools (confirm current zoning)
- Best for: Buyers who want mature landscaping, larger yards, and an established community feel
Fieldstone Farms
Fieldstone Farms is one of the larger, longer-standing neighborhoods in Franklin, known for its size and the sheer number of amenities packed into one HOA.
- Amenities: Multiple pools, tennis courts, a clubhouse, playgrounds, and extensive sidewalks and greenways throughout
- Homes: Wide range of sizes and price points, giving buyers flexibility within one community
- School zone: Williamson County Schools (confirm current zoning)
- Best for: Buyers who want amenity-rich living with more affordability range within a single neighborhood
The Grove
The Grove is a gated community in Franklin built around some of the most distinctive amenities in Middle Tennessee. It offers more than a golf course: it’s a full private club lifestyle.
- Amenities: Gated entry, an 18-hole Greg Norman Signature Golf Course, an on-site equestrian program, and a full-service spa (all available through separate club membership, at additional cost beyond HOA dues), plus a zero-entry pool, fitness center, pickleball courts, and a strong community events calendar included in the HOA
- Homes: Primarily newer construction, generally at a higher price point
- School zone: Williamson County Schools (confirm current zoning)
- Best for: Buyers looking for a private, amenity-rich lifestyle with golf, equestrian, and wellness all built in
A few honest notes
School ratings, zoning lines, and HOA fees change, sometimes more often than people expect. I always pull current data before a buyer makes a decision based on any of it, and I’d encourage you to do the same instead of relying on anything you read online, including this post.
Every one of these neighborhoods has a different personality, price range, and pace of life. The best way to know which one fits you is to walk them, and that’s exactly what I love doing with my buyers. Here’s how I work with buyers, and if you’d like more on the town itself, read my post on Franklin’s historic Main Street.
